Cliff Barron here with my weekly update, the latest one -June 7th to the 13th for Georgetown and Milton Ontario. Before I get to that, I always like to give a little bit of a pointer. I'd like to talk about staging - home staging. Does it work and is it free? You see a lot of agents advertise free home staging. Here is how it works: When you hire a realtor, they factor the staging into their commission. So, the higher the commission, the more services you will get - including home staging. Just remember, when it comes to staging, furniture is moved into the house by movers - professional movers. You have a professional stager that comes over first to design where the things would be best to go. She leaves and she rents the furniture on a monthly rental fee. Movers move the furniture in, and at the end of the sale, the movers come back and move the furniture out - and that's not free. So, any agent that is showing free staging as part of their service, it's either just a consultation with a stager or they're factoring that into their commission. Their commission is higher and that's how they offer free staging. So there is no such thing as a free lunch - you always have to pay in the end somehow. But staging works. Keep that in mind. Staging absolutely works. When you go to buy a house from a builder - say you go see Mattamy Homes - go into the sales center. Guaranteed every single one of those units is staged. Every single house is staged. Every condo unit is staged. There's a reason for that. These builders have billions of dollars, and they have focus groups, and they've figured out that staging works. So it's worth the money to put the staging in - you're going to get a higher return in the end. If it didn't work, people wouldn't do it - simple as that. Builders wouldn't do it. So it definitely works! Now to get to the sales for Milton and Georgetown. In Milton for the week of June 7th to the 13th, it's getting busier. This time last year we had 62 sales and this year, 40 sales. I think last week we finally hit the mid point where we just came over 50% of the sales of last year. But now we're up to over 60%, so we're getting closer. Things are getting better and it's getting busier. I can tell you that because recently I've had offers on properties and I'm involved in multiple offers over and over and over again. There were 40 sales in Milton this week as opposed to last week when there was 30. So you can see volume of sales are going up. 12 town houses sold - average 10 days on the market, which is pretty quick. 14 semis sold -the average was 18 days on the market. As far as detached goes, there were 25 sales. The average was $1.15 million. When I saw that number I thought wow, that doesn't make sense. But the median average is $950,000 - and the reason why the average was up at that high is because there was a big sale of a $2.85 million dollar property and that kind of skewed everything. So, the median average is $949,000 and 12 days on the market. Things are moving quite quickly for detached. Only a few months ago, that 12 days on the market was more like 40, 50, 60 even. Now we move on to Georgetown and Glen Williams. In 2019, we had 20 sales and in 2020, 12 sales. So, we've gone past that 50% barrier. Again, we're up to 60% now. So things are ticking up at Georgetown as well. There were 12 sales - only detached. There was no other solds, no semis, no towns. And the average price was $929,000 and five days on the market.. Five days - that's pretty fast, so anything under a million is moving in Georgetown. $950,000 is kind of the sweet spot. You get $950,000 to a million and they're flying out the door. And in Milton, $1.1 is the the number. Anything under $1.1 is flying out the door if it's a detached. And all of the towns and semis are always flying right now, because of the price - basically they're relatively cheap, more buyers in that sort of criteria.
