How is the market changing in MY neighbourhood? June 15, 2021

Cliff Barron here with my update for Milton, Georgetown, and Glenn Williams, for June 6th to the 12th, 2021.

Before I get there... how's the market doing? The market is funny. Let's see, the Scott area of Milton, I sold one there a couple of weeks ago, and just for fun I checked out how the recent sales have been doing. There has been one sale in the Scott area of one detached home in the past two weeks. The market is really funny, you know? It's funny the way it has shifted in some areas, then in other areas it hasn't - but it has slowed. Mississauga: slow. Toronto: slow. The interesting thing right now is that usually when you show a property, then you call for feedback from the agent that showed it. That's what every agent says - we call everybody for feedback - which is untrue, because I rarely get a call for feedback when the market it hot. But now that the market is starting to slow down a little bit, I'm finding I'm getting calls. When I do a showing I'm getting a call for feedback and they say, what do you think? I was never getting that up until I'd say about a month ago. So, you can feel the market shifting.

It's really important right now (as always) to properly price your home. That's the big thing. And it's really, really hard for sellers right now to totally comprehend that the prices are different than when it peaked in March. We're not going to get those prices again. There's a chance we might not get them for a lot of years. It's possible, because the rates are going to go up eventually. Right now we've actually come down a little bit, so keep that in mind. I'm seeing right now, offer dates are coming along. No offers till Tuesday at 6:00 pm, then Wednesday comes along, and all of a sudden the property hasn't sold, so it's being put back on the market at a higher price. And now it's with the old fashioned negotiable method that we always used to do. So I can see that happening a lot more. Pretty soon, the bidding wars are going to be a thing of the past, in my opinion. We're getting there, we're getting close, but there's still areas where it bucks the trend. Where it just makes no sense. Well, it does make sense if they're original properties - they have pools, they're on ravines, that sort of stuff. I'm finding Georgetown is doing okay. Certain areas of Milton are doing okay. Georgetown is doing okay as long as it's a detached. There are lots of townhouses available right now. It is very competitive pricewise. A lot more supply than there was, compared to what we were talking about a few months ago.

Now getting to the sales from Milton and Georgetown, June 6th to the 12th. 27 detached sold in Milton $1.259M on average, 11 semis $961k, 15 towns at $847k. It's funny, that detached price $1.259M, that's not as high as it has been. So, it has come down slightly. And then the older detached homes in older Milton, they're still selling well at $1.124k on average. Because of the land - that's the big thing. People want the lots.  In Milton, the properties are getting smaller and smaller and smaller and smaller, and the homes are big. So the lots are getting tinier and tinier, as everybody knows.

And then you go to Georgetown. Georgetown is doing better than Milton because there's more property. You get more - you get bigger land and more surface area on your property - more frontage, more depth. And there are a lot more ravines and that sort of thing in Georgetown.  Let's see, June 6th to the 12th - 1 semi sold. Believe it or not.  1 semi sold for $825k. And semis never come up in Georgetown - it's rare. I'll go two or three weeks without reporting a sale of a semi. Detached - there were 12 sales, $1.223M on average. That was because there was a big one in Glen Williams and one on 8th Line as well. So that skewed the numbers up a little bit. And then 1 townhouse sold for $750k and that's low. Usually there is more than 1 townhouse that sells in Georgetown. Quite a few go, Seedhouse Lane I think was the only one that sold at $750k and that house, a few months ago would have been about $775-$780k. So you can see it has kind of corrected a little bit.

So that's it for the week of June 6th to 12th for Milton to Georgetown and Glenn Williams.  Any questions, send me a DM, PM, direct message, personal message, email, phone call, texts, whatever you like, always around. Take care.
