A listing clearly says “offers will be reviewed at 7pm October 3rd” on the listing. An agent shows the home to her clients on September 30th and they love it. They don’t want to compete in a multiple offer situation so the agent tries to put in an offer that night, before the offer date. It’s usually a good offer with a very short irrevocable date and time on it to put pressure on the sellers to make a quick decision. The typical story you’ll hear is my clients will be out of town on the offer date so that’s why they want to settle this now. This is rarely a true story. If the seller declines to review the bully offer the buyer will magically have a change of plans and be in town to negotiate an offer on October 3rd.
